Remember my initial list for our househunt?

  • Farm/garden/animal possibilities, 2+ acres at least.
  • Must have wood burning something — fireplace, but preferably a wood stove
  • Stone walls a plus
  • Renovated, or livable while still being renovated.
  • Barn, attached would be nice.
  • Not new construction, unless it looks old.
  • Rural feeling, without being in the middle of nowhere.

I think we may have found a place… or shall I say, our realtor found a place. It’s his handyman’s place, and he’s looking to sell the house and 5 acres, and keep the remainder of the land for his kids to build on, one day.

Meet… the Capelonial:

That’s right. 50% Cape Cod, 50% Colonial … 100% Awesome.

This house delivers…

  • Farm/garden/animal possibilities, 2+ acres at least – 5 ACRES, with 10+ for pasture, riding, etc.
  • Must have wood burning something — fireplace, but preferably a wood stove – 1 powerhouse woodstove and 3 fireplaces.
  • Stone walls a plus – on two borders, plus a stream to the back
  • Renovated, or livable while still being renovated. Needs cosmetic renovating, but liveable. All major systems updated –electrical, plumbing, roof, barn roof, boiler…
  • Barn, attached would be nice. HEEEUUGE barn, plus garage.
  • Not new construction, unless it looks old. OLD. Not sure how old, but old.
  • Rural feeling, without being in the middle of nowhere. Rural, for sure, but 8 minutes to highway, 25 minutes to nearest mall. Neighbors are organic beef & pork farmers.

So yeah. It needs help – the pics we took were at sundown, in a house with little overhead lights. But truly, it could be closest (and most affordable) we’ve come to my dream of a completely charmed-out country house. Think – beams above plastered ceilings just waiting to be exposed. Two-foot pine floors with years of scuffed paint just waiting to be refinished…

Sigh…

Kitchen, today. No dishwasher, limited cabinet space. Old appliances. Beams under that plaster…

Don’t mind the wonky range (my amateur photoshop skills), but I’m thinking — add a dishwasher next to the sink, range hood over the stove, corner cabinetry, and a huge island in the center with seating, rather than a table (there’s another room we could use as a dining area, with table.)

And then, the front of the house is barely inspiring in the winter, so I’ve accelerated spring around here with a vision as to how adorable this place could be…

So…

US?

Eh? Maybe… but I’m intrigued enough to find out more…
